Application Process

An Adviser will be with you every Step of the Way

Deciding you would like to discover more about Equity Release on your property is a big decision and requires professional advice. Our advisors are specially trained and qualified to find a solution that works for you as well as meeting your needs. We never use pushy sales tactics as our customers are at the heart of our business. Here’s how the Equity Release process will work from the moment you Contact Us:
Step 1
The Initial Contact

Our advisers are experienced, mature people who want to provide a first-class service that meets your needs. Firstly we will ask you some questions about your current situation in order to establish how we can help. We will also ask for information about your age, health, lifestyle as well as your house, income and what other loans or schemes you might already have in place. This information will help us make some initial suggestions and give you an idea of how much equity you can possibly release from your home.

We will also answer any questions you may have to help you decide if Equity Release is the right choice for you.You may then want to discuss these options with your family, which we absolutely encourage, we are also happy for your family to be with you at any point in the process.

You might also want to talk to a solicitor. We work with friendly, competent legal advisers with plenty of Equity Release experience, and would be happy to recommend someone you will be able to totally reply upon. If everyone feels Equity Release could be the best route for you to achieve your goal then we can take it to the next stage.

Step 2
Going Over All The Details

By getting to know you helps us recommend an Equity Release scheme that best suits your needs. We usually do this over two meetings or appointments either face to face or if distance is an issue we are happy to use any method such as Zoom or the good old phone.

We will go through factual information as well as your needs and aspirations. We will look at your income, state benefits, investments, debts and gain a full understanding to discover your immediate needs and future plans. It is essential to ensure that we budget correctly in order to only unlock the equity you require and how you require it. This can be in the form of a cash lump sum or a drawdown facility. We want to ensure none of your money is wasted by selecting the most appropriate lender taking into consideration the interest rate and fees.

After this meeting, we will do our research and work out which options would suit you best. Our recommendations will be explained to you in detail giving you the opportunity to ask any questions or concerns. If you would like family members to be at the meetings, this is absolutely fine. Its very important to us that your family trust our advice and recommendations.

Remember – we don’t charge for this consultation. If you decide not to go ahead with Equity Release, then you won’t owe us a penny.

Step 3
Your Application and Home Valuation

Once you are happy and comfortable with your chosen scheme we will provide you with a full suitability report, a personalised illustration of your plan which will explain all the benefits, risks, costs and schedule details. 

Ensuring you are still happy we will them complete and the lodge the application with the relevant provider.  The lender will make an assessment, take credit references and arrange for a home valuation. This could be a full valuation or a quick inspection by a surveyor.

Step 4
Confirming the Offer

If the lender is satisfied with the application and property evaluation, they will send their loan offer to you, your solicitor and your adviser.

If everything is as you want it to be, your solicitor will finalise the legal documents to complete the Equity Release process, and you will soon be getting your money.

Step 5
Getting Your Money

Once the documents are finalised and submitted, the lender will complete their instructions and your tax-free funds will be released to you via your solicitor.  At this point your solicitors fee will be deducted as well as the advice fee of £549.

The Equity Release process takes around 6 weeks from when your application is accepted to the funds being in your account.
